5153 8th St NE - Single-family residence fix & flip investment in Washington.

Purchase price: $350,000
Cash invested: $177,000
Sale price: $620,000

Purchased post-WWII home in NE area of DC that was home to many WWII vets. Kept natural exterior brick facade as-is with new energy efficient windows to keep the integrity of the home consistent with the neighborhood. Fully updated interior, adding a full bath and bedroom to the basement as well as a full bath to the master bedroom.

Financed with family/friend investors at a 5.5% interest rate (very nice family and friends)

How did you add value to the deal?

Full renovation and addition of bathrooms.
