Investment Info:

Single-family residence fix & flip investment in Long Beach.

Purchase price: $379,000
Cash invested: $20,000
Sale price: $450,000

This was my first flip in California. I found, designed, and performed most the work myself. This was a gut rehab project. New everything including extending the kitchen and adding an additional bathroom. The project was a success. My investor received a 20% return on his investment.

What made you interested in investing in this type of deal?

Have always been around real estate and I felt like taking on a project.

How did you find this deal and how did you negotiate it?

Redfin/self search

How did you finance this deal?

Loan/Hardmoney

How did you add value to the deal?

Sweet equity

What was the outcome?

Profit 20% return

Lessons learned? Challenges?

Space was awkward and I had to re-arrange the layout. Would have added a bedroom if I could do it again. I also would have contracted out a few of the projects to save my self a little time.
