Hard money analysts and cost

My partner and I are buy and hold investors in B areas of SFR properties. Another investor just returned 100 properties to 8 different lending institutions due to financial issues. Our bank cancelled our financing on 8 properties after inspection due to him. It took us time to fine another bank.

Anyway these banks are slowly bringing his properties to market at discounted pricing to our model. We have 2 under contract and expect another 3 this week. We want to buy as many as we can. 

We want to use hard money for a year at 70% or higher of purchase price.  Is 10% interest only plus 2 points no prepayment penalty 1750 attorney review 500 in inspection and appraisal cost a good deal in this market?

Does anybody have another idea?
