Single-family residence buy & hold investment in South Padre Island.

Purchase price: $175,000
Cash invested: $17,500

Outdated beach house that my client purchased and renovated.

What made you interested in investing in this type of deal?

Limited amount of space on an island, the growth is fast, and the margins are large.

How did you find this deal and how did you negotiate it?

Shopping for my client. In quite a few different ways, but the age and repairs needed were the heavy price movers.

Great property in a prime location that is now renovated and renting for over 200 per night.
