Pirvate road with easements value

I own a road that is actually in front of my next door neighbors house and they wish to purchase that area which is 2,000 square feet.  It has 5 easement right of ways for property owners to get to their own properties and my neighbor does not have a right of way to reach their own home so now that I am selling my home which this easement is attached to the title of my home my neighbor wants to buy it but I cannot find anything similar online to give it a value.  Can someone please help or point me in the right direction.  Thank you!
