Investment Info:

Single-family residence buy & hold investment in Hagerstown.

Purchase price: $81,600
Cash invested: $27,000

Property valued at $125K - $130K. Currently holding for a refinance and rehab project in the coming weeks.

What made you interested in investing in this type of deal?

This was my first deal with no money invested. I barrowed halfthe down payment from a family member then partnered with a friend to close the deal. He financed the rehab at around $5,000 and I returned his cash with the monthly cash flow. Our plan moving forward is to take all cash flow and apply to the mortgage payments to speed up the equity process a refinance. This way we can avoid most income taxes since refinances cannot be taxed.

We found this deal on the market while I was a realtor.

Conventional 25% down

Fixed plumbing issues, installed all new flooring, paint, fixtures, yard maintenance and usual cosmetic rehah
