Investment Info:

Single-family residence buy & hold investment in Richmond Hill.

Purchase price: $294,000
Cash invested: $3,000

It is a single family, 4bed and 4 bath house in a nice community. Richmond Hill, GA has some of the best public schools within 50 miles so it is ideal for investing in homes for a buy and hold strategy. We have seen above average rents in Richmond Hill compared to the larger area as well as above average appreciations over the last few years.

How did you finance this deal?

We used a VA Loan

How did you add value to the deal?

We lived in the property for a year and added a fence, painted the interior, and updated appliances.

What was the outcome?

The property cash flows with a $650 profit

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We worked with a real estate agent, Trey Swain. This was the second house that we bought with him and we highly recommend him and his team.
