First commercial property. Help me analyze this deal

Ive been managing 2 SFR for years. That is easy. Im hoping to find a partner to put the money down then I will manage this. I should also be able to increase rent 200-400 a month. When I get to 10 units ill get property management this would also increase take home by about 400. I have figured in as a worst case scenario. suggestions?
