Investment Info:

Other fix & flip investment in Post Falls.

Purchase price: $100,000
Cash invested: $1,000
Sale price: $140,000

Small fixer. Only needed $3000 to get the repairs, flooring, and paint done.

What made you interested in investing in this type of deal?

seemed simple

How did you find this deal and how did you negotiate it?

A wholesaler

How did you finance this deal?

Hard money (partner)

How did you add value to the deal?

Clean out, carpet, paint

What was the outcome?

After all the hard money fees it was just enough to make a commission and around $4500. Still worth it.

Lessons learned? Challenges?

Condos can take a while to sell.
