@Cody Ringler,

• CapEx and repairs are way too low. I figure 15% combined. You may be able to bring this down a bit since I assume everything outside is covered by the HOA.
• Speaking of which, are there HOA fees? There typically are on townhomes.
• Management will likely be 10-12%.
• Why are you getting this for $30k under FMV if it only needs $7k of repairs? Are you sure about that ARV?

I think you'll be lucky to break even. Most likely in the red if you have HOA fees.
