- I'd bump up repairs and CapEx to 15% combined.
- Vacancy might be a little low. I use 8%, but that's super local.
- Management will likely be 10-12%.
- Closing costs are low. Probably twice that.
- How do you plan to finance the rehab?
Your ROI is pretty terrible and I don't know how great your cash flow will be should you decide to put debt in place. What is drawing you to this property. Doesn't seem like much of a deal.
