The New Town House-House Hack

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $130,000

Cash invested: $25,000

This was a house hack for us, my wife and I lived in this town home for 2 years.

What made you interested in investing in this type of deal?

The previous investment in VA where my wife and I moved from worked out very well. We wanted a newer low maintenance property and ended up buying this town home brand new.

How did you find this deal and how did you negotiate it?

We used a Realtor (this was before I got licensed)

How did you finance this deal?

FHA Loan

How did you add value to the deal?

I identified the area as a very desirable. We have done little more than paint to make it more attractive. The natural appreciation really is the most value added here. Currently valued at around $165k-$170k. 

What was the outcome?

Its a A quality high cash flow long term rental for us!
