[Calc Review] Please Help me analyze this deal

Good morning BP. So I acendtly stumbled on this property off the MLS. It is in a B+ neighborhood bordering a A neighborhood. I have not seen the inside yet there are no picture so i can assume all 4 units need repair. One unit says it is gutted. The area is a steller location 20 min from Manhattan NYC. I do not own any rental property yet. This could be my first. Ask any questions about the property i did not include. Please feel free to privet message me if you want to talk one on one.
