[Calc Review] Help me analyze this deal

Hi All, can you help me look at this report? I think I may be not be doing something right. Some numbers e.g. negative down payment doesn't make sense. I am assuming the landlord buyer will want to make 12% cash on cash return with $50k loan amortized over 30 years. At some point the cash flow is negative which kind of makes sense because I am assume rent will increase 2% while expense will increase 3%. And prop value will go up 3% as well.

Also I am not sure how the profit listed in the report. The asterisk (*) says its the property value minus cash expense and the sales cost but it still doesn't jive. I believe I may be missing something somewhere. THanks in advance for your inputs.

The report also shows mortgage payment of $0 but there should be a mortgage payment as there is a loan of $50k on it.
