Purchase price: $87,000
Cash invested: $25,000
Sale price: $90,000
SFR with a detached guest house, rents totaling $1325, estimated expenses $533, Mortgage $365, Cash on Cash ROI ~ 20%

Through a local realtor I'm working with in Birmingham
How did you finance this deal?
25% down, financed the rest.
How did you add value to the deal?
The guest house adds the value, I'm getting SFR pricing but with duplex type rental income.
