Whole-tail opportunity, local townhome with no distress.

Investment Info:

Single-family residence fix & flip investment in Meridian.

Purchase price: $180,000
Cash invested: $2,500
Sale price: $234,000

My first Deal a townhome I Cold called on set the appointment made the offer and closed.

What made you interested in investing in this type of deal?

It needed very little upfront work, just carpeting and some clean up, also my partners made the money part very easy.

How did you find this deal and how did you negotiate it?

I found this deal on Zillow actually, I went to meet the owner and discussed price and the reason for our discounted price She agreed and we signed contract

How did you finance this deal?

Partners with cash to invest.

How did you add value to the deal?

fixing minor things in the property and an exceptional Listing ad

What was the outcome?

It was very positive after money costs and the closing we made $31,320 profit

Lessons learned? Challenges?

not all good deals come from a lot of distress. The Seller just wanted out of the property to move closer to Family.
