Investment Info:

Single-family residence fix & flip investment in Roachdale.

Purchase price: $28,000
Cash invested: $50,000
Sale price: $100,000

120 year old single family home, total rehab.

What made you interested in investing in this type of deal?

Small purchase price

How did you find this deal and how did you negotiate it?

Found on Realtor.com & worked with a realtor.

How did you finance this deal?

Paid cash.

How did you add value to the deal?

It was a total rehab. It was a brand new 120 yr. old home when I was done.

What was the outcome?

Beautiful! I was able to sell it myself without using a realtor. I could have sold it 10 times!

Lessons learned? Challenges?

Too many to list! #1) Good help is hard to find!!!! 2) It's totally different & much more difficult working on a home that you don't live in!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

No
