Investment Info:

Single-family residence fix & flip investment in Newfield.

Purchase price: $110,000
Cash invested: $45,000
Sale price: $205,000

This home was a 2 bed, 1 bath cape. The 2nd floor had a full dormer, but unfinished. We added 2 more bedrooms and a bath. Painted the down stairs, and added new flooring.

What made you interested in investing in this type of deal?

It was a newer home, that had all systems functioning. It offered an unfinished space that was very easy to work with.

How did you find this deal and how did you negotiate it?

MLS Listing

How did you finance this deal?

Hard money lender

Lessons learned? Challenges?

This was a location that many other people avoided because it's looked at as very rural. Newer homes, that have a great layout, will always sell!
