What am I missing in this deal?

Running the numbers, tried to be aggressive with the expenses and conservative with growth, still appears to be a good deal on paper. I think I can push the asking price down and based on market rates increase the rents in total by about $1000/month which I did not factor in here. There definitely needs to be some cosmetic work but nothing structural as far as I can tell at the moment. Have at it BP and let me know your thoughts!
