Purchase price: $280,000
Cash invested: $40,000

What made you interested in investing in this type of deal?

cash flow and appreciation

How did you find this deal and how did you negotiate it?

I found this deal on the MLS and negotiated the deal with the sell's agent

How did you finance this deal?

Conventional loan

How did you add value to the deal?

My knowledge and experience helped me recognize that is property was listed below market value. In addition, I realized that there was a lot of room for force appreciation.

What was the outcome?

This deal provided me with the following: Cash on Cash ROI of 65% and ARV of $362,000.00
