Investment Info:

Single-family residence fix & flip investment.

Purchase price: $32,000
Cash invested: $28,000
Sale price: $95,000

Lease option . rehab and flip

What made you interested in investing in this type of deal?

I fell into it. I flipped house across the street and I asked owner if he wanted to sell . He replied i will take payoff. Lawyer drew it up and did title ins. sweet deal

How did you find this deal and how did you negotiate it?

How did you finance this deal?

cash on hand

How did you add value to the deal?

New Kitchen and bath, updated old basement remodel.,new roof , new furnace paint, lighting refinished hardwood floors

What was the outcome?

About 26000 after realtor fees , 3000 closing

hire big projects out . I still have full time job. retiring in 19 months
