Trying to find good comps in rural areas. Any suggestions?

Have a property that I’m interested in, meeting with the seller tomorrow. Trying get find good comps but having a hard time in this rural area. The market is hot in this area. This house is 2,400 sft, and houses in that zip code of that size sell from from $350,000 - $450,000. This is in a rural area and no comps within a 5 mile radius. Houses smaller or larger have an average price per sq ft around $170.

Trying to get pointed in the right direction, any guidance would be greatly appreciate.
