Investment Info:

Single-family residence fix & flip investment in Tampa Bay Area.

Purchase price: $20,000,000
Cash invested: $3,000,000
Sale price: $25,000,000

I have been involved with literally hundreds of flips since 2013.

How did you find this deal and how did you negotiate it?

I align myself with professional, experienced and aggressive real estate professionals (agents, wholesalers, fix and flip teams, subcontractors and hard money/private lenders). By keeping your eyes and ears open at all times, you never know where your next opportunity may be discovered.

How did you finance this deal?

Private/Hard money and personal funds.

What was the outcome?

Long term success with ZERO “losing” deals in 6+ years.

Lessons learned? Challenges?

Some people that you work with require more “maintenance” (i.e. babysitting)... you must evaluate whether it is worth your time and associated return to work with those team members that take up a disproportionate amount of your time.
