Investment Info:

Single-family residence fix & flip investment.

Purchase price: $212,000
Cash invested: $100,000
Sale price: $380,000

Full renovation and addition of a bathroom. New wire, pipes, sewer lines, roof, windows n doors (impact), floors, walls, kitchen and bathrooms.

What made you interested in investing in this type of deal?

In the Miami market been under $400,000 is a plus right now.

How did you find this deal and how did you negotiate it?

MLS listed as a short sale approved.

How did you finance this deal?

Hard money.

How did you add value to the deal?

We made a new layout and added a bathroom and laundry room.

What was the outcome?

Wonderful better that what we expected.

Lessons learned? Challenges?

Add an extra bathroom delay the process but it's worth it.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Nope.
