First Purchase Help Me Analyze!
I'm looking to purchase my first rental investment property. It's a triplex, currently rented at $2150/month. Utilities paid by tenants.
Purchase Price $95k
Downpayment $23,500
Question - do I need 25% down to finance a multifamily if doing a convential loan?
Repairs? Not sure yet, if just needing new carpet/paint etc estimating $15k
(Husband is a plumber, knows a ton of reliable and affordable contractors and can do a lot of work himself)
Mortgage 30 yr Convential, including taxes and ins payment roughly $531
Property Mgmt 10%
Estimating on high end for these:
CapEx 10%
Repairs 10%
Vacancy 10%
Cash flow $759
50% rules is cash flow of $544
Are my numbers correct and is this a good deal? ARV is estimated at $140k at least.
