Investment Info:

Small multi-family (2-4 units) buy & hold investment in Tooele.

Purchase price: $210,000
Cash invested: $20,000

Triplex - great cash on cash returns - at least 25% + cash on cash returns yearly.

What made you interested in investing in this type of deal?

Cash Flow

How did you find this deal and how did you negotiate it?

Find through the seller agent

How did you finance this deal?

hard money then refi to 30 year mortgage

How did you add value to the deal?

all cosmetic work done plus new roof and heating

What was the outcome?

at least 25% yearly cash on cash returns

great deal in high demanded area. Improve standards of living for my tenants by increasing the rents and qualify better scale tenants
