What made you interested in investing in this type of deal?

It was the first house I purchased. I lived in it while finishing college. I rented it since then.

How did you find this deal and how did you negotiate it?

A rental home investor was ready to unload it.

How did you finance this deal?

VA, FHA

How did you add value to the deal?

I have added a utility room, finished the upstairs to make the third bedroom and , updated the kitchen

What was the outcome?

For years I was renting it just to pay for the house, until now. I am tired managing other companies assets for their benefit and ignoring my own assets. I am 58 and I intend to retire with a nicer income than I have lived on all these years.

Lessons learned? Challenges?

I have already bought and rented another house. I am finishing up on some details before the final financing is done. I feel the need to look at acquiring a duplex next. I am bringing daughter Victoria along for the ride also. She is a fun and eager student too.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, Mark Stewart with Keller Williams, Samantha Baird with Titan Title company
