Cash flow looks legit as long as you know your numbers are solid. 

Do you need to account for any extra expenses like water, trash, upkeep, etc? Or is the tenant responsible for all of that? 

Double checked on your closing costs. They seem low but I don't know your area. Generally closing costs in my area not including pre-paids are going to be closer to $2500 plus pro-rated taxes and the year of insurance up front. 

Also, you will always have repairs that you aren't anticipating. So I would go ahead and budget a little extra for those.
