Airbnb Exclusive or no?

Curious to know you guys' thoughts on purchasing a property exclusively for Airbnb.  I am looking at a 3 story 3br/2.5 bath townhome in the Midtown area of Memphis, TN.

Thank you!  I will reach out to her.  I've been trying to read up on regulations in Memphis and only saw information about the tax and fire marshall inspection.  I'm contacting her now!
