Investment Info:

Single-family residence buy & hold investment in St. George.

Purchase price: $205,000
Cash invested: $35,000

It's a 1700 square foot 3 bed 2 bath condo.

What made you interested in investing in this type of deal?

Needed to move into something quick.

How did you find this deal and how did you negotiate it?

Found it through an agent that knew of a few sellers willing to do seller financing.

How did you finance this deal?

Seller financing.

How did you add value to the deal?

It was already in good shape.

What was the outcome?

I still have it now and the value has gone up to $259,000.

Lessons learned? Challenges?

I want to do more seller financing.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I was the agent representing myself.
