Investment Info:

Single-family residence fix & flip investment.

Purchase price: $71,000
Cash invested: $30,000

One of our flips we currently have under way.

What made you interested in investing in this type of deal?

It had a return that fits our model. We don’t look for a home run, they are getting harder to find in our area. If we get a minimum of 15% on our money we are happy.

How did you find this deal and how did you negotiate it?

Found on the mls.

How did you finance this deal?

Cash purchase.

How did you add value to the deal?

We will be doing a complete rehab.

    @Gary Siver was this a foreclosure? I agree it is tough to find deals. I have been doing direct mail marketing but keep seeing a lot of REOs pop up. I live in Green Cove Springs looking for my first buy and hold.
