Anybody have some input on gentrification in LA?

Hey Guys,

I listened to Brandon’s real estate investing for beginners months ago and have been obsessively listening to the podcast every day since. (I literally don’t remember what the subwoofer in my car sounds like).

So let me get to the point: I found a killer deal on a MFR that I can step in to and definetly make positive cash flow even with the existing tenants. That being said, I grew up in LA and know the areas really well as far as what's going from "ghetto" to "cleaning up". Until bigger pockets what I didn't understand is that equates to appreciation (please correct me if I'm wrong). This particular duplex is a bit out of budget but the cash flow potential (assuming everything checks out) is pretty good and I'm going for it. If it's not too much to ask, can anyone give me some input on what their personal strategies are in assessing the gentrification potential of particular neighborhoods?
