Good idea to add a bedroom and bathroom on a flip?

This property is a block away from a very sought after public elementary school. I've been told to stick to 3 bedroom/2 bath homes for a flip...this property is large enough to add a bedroom and bathroom. Anyone have experience with an addition in conjunction with a flip? Thanks!
