@Jeff Cagle Thank you for the guidance! I’ll do this comparison.

By the property being “big enough” I meant that the yards are sizable all around, the house footprint could be enlarged without sacrificing much yard space.

This property is a block away from a very sought after public elementary school. I've been told to stick to 3 bedroom/2 bath homes for a flip...this property is large enough to add a bedroom and bathroom. Anyone have experience with an addition in conjunction with a flip?  Thanks!
