Two Single family homes

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $275,000
Cash invested: $64,000

They're both single family homes with a shared common wall in the Garage. It was being sold as a duplex, my Lender and real estate agent advise we bid each property as two individual properties since they each had their own APN number. I was able to lower the Purchase price since comps came back less for two single homes. I manage both units, all utilities are paid by tenants.
