Buying in weequahic

Hello I’m just starting out and wanted to know if anyone had insight for me into current newark real estate..Im trying to figure out what area I should invest in for cash flow purposes...Im looking into the weequahic area since ironbound seems to be high..Am i on the right track? Is this area in demand? and what are the current rent prices being charged?

When I find the property, I use trulia.com to see the crime zones and it helps me determine which areas to concentrate on.
