Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $309,000
Cash invested: $50,000

Bought as duplex, rehab, refi, hold. Goal was to rent as many spaces as property would enable, while living in portion of house for lowest rent possible.

What made you interested in investing in this type of deal?

passive income and future value

How did you find this deal and how did you negotiate it?

Moved to the area and rented for 1.5 yrs to learn the neighborhood , then bought the best deal I could find that met my requirements

hurricane windows, fencing, modernized beds and baths
