[Calc Review] Help me analyze this deal

I am looking at this property. I am borrowing half the down payment from a family member. Talking to a property manager in the area the rent prices are close +\-. This will be my first property. Minor repairs, painting and floors. One side will be open to rent after cleaning and new appliances. Looking at the numbers I have am I missing anything, and does this look like a good deal? I believe it does just trying to make sure I am not over looking anything.
