With this property, I had to play around with the numbers a lot. The property has only been listed for 30 hrs. The plan is to house hack this 3 unit. Rent out the 2nd and 3rd unit and live in the 1st unit. The asking price was 165k. House with same bed and bath sold for 200,000. Sale Terms: Conventional, Cash Only.  The property taxes are a lot in this area. In the description, they have a tenant that lives in the 2nd unit but the lease is month to month and they pay 1100. The owner pays the water and heat. I could possibly add on a fee for the 2.5 garage.
