Investment Info:

Single-family residence buy & hold investment in Sauk Village.

Purchase price: $45,000
Cash invested: $42,000
Sale price: $54,000

Cash Flow Property, 3 Bedrooms & 1 Bathroom. Investment Property for Cash Flow $1000.00 Rental Income. Planning to hold it as long as it produces Income

What made you interested in investing in this type of deal?

Cash Flow....I love Cash Flow...don't you? LOL....

How did you find this deal and how did you negotiate it?

Call a local Realtor and ask to help me get a good deal between 30K to 50K with minimum repairs

How did you finance this deal?

Cash Deal

How did you add value to the deal?

Deal was already there for the taking. Just push the switches to make it work and took action

What was the outcome?

A cash Flowing Property for years to come

Make sure you do an inspection and if the tenant is on board. Make sure that is paying the rent. Get a ledger from a property manager or the current owner

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Is always good to have a team for advice and guidance but you must know all the bolts and nuts of the transaction so you can make the right decisions. You have to be the Quarterback of every transaction
