Investment Info:

Single-family residence buy & hold investment.

Purchase price: $116,000
Cash invested: $50,000

Single family BRRR strategy rental. Seasoning for 6 months to get initial cash back out. Full rehab to include: reconfiguration, new windows, new HVAC system and all cosmetics.

What made you interested in investing in this type of deal?

Looking to grow my single family rental portfolio

How did you find this deal and how did you negotiate it?

Direct Mail. Negotiated directly with the seller. It was his parents house and he was the executor.

How did you add value to the deal?

Full rehab including HVAC, window and full cosmetics.

What was the outcome?

Will be a rental. Currently listed for rent.

Lessons learned? Challenges?

Don't under-estimate the cost of dumpsters :-) Lots of stuff that had to be hauled off.

@Sam B. I am looking to pull 160 back out of it on a refi. We anticipate it will appraise for 210k ish (ARV). I have it listed for 1800 rent now but thinking I may have to lower that to 1750 to increase traffic. I have been getting leads but they have not been qualified. Ill round up some of the before pictures and post those.
