Small town owner finance deal

Investment Info:

Single-family residence note investment investment in Uvalde.

Purchase price: $75,000

This house sits on about 16 acres and was once owned by the famous Pat Garrett, the sheriff who shot Billy the Kid. Pat Garrett's original barn still sits and is in good condition.
This is an owner finance deal where the buyer put $20,000 down and I am wrapping the loan using an RLMO company. I have my mortgage on a 15 year note for $75,000 at 6.25% and wrapping that note for $95,000 on a 30 year note at 10%.
