Sixth wholesale deal

Investment Info:

Single-family residence wholesale investment in Davenport.

Purchase price: $3,000
Cash invested: $100

This place needs a lot of work but is going to be a great investment for the buyer and wholesale deal for me.

How did you find this deal and how did you negotiate it?

Found via list and mailer. The owner is living in a retirement community and has wanted to get rid of it for a long time.

How did you add value to the deal?

*WITH THE OWNER'S PERMISSION!* Breaking in and taking detailed video walk-through and pictures for the investor buying it.

What was the outcome?

Sold to a local investor for $12,000.

Lessons learned? Challenges?

Padlocks do a really bad job at securing properties, I was able to break in with about 2 minutes worth of prying and door kicking. It wasn't much of a challenge at all.
