Fourth wholesale deal

Investment Info:

Single-family residence wholesale investment in Davenport.

Purchase price: $72,000
Cash invested: $100
Sale price: $77,100

I still don't understand how we pulled this one off... Mostly turn-key with the exception of a few very minor finishing touches that needed done. The owners were ready to be done with it as it had caused much heartache.

How did you find this deal and how did you negotiate it?

A wholesaler I had been mentoring brought it to me.

How did you add value to the deal?

The wholesaler I was mentoring found it, I brought the buyer.

What was the outcome?

A strong cash-flowing, almost turn-key property for the investor.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
