Buy and hold to flip to wholesale!

Investment Info:

Single-family residence wholesale investment.

Purchase price: $158,679
Cash invested: $1,500
Sale price: $168,000

This was a for sale by owner which my wife and I were able to get under contract and wholesale the property to an end user.

What made you interested in investing in this type of deal?

We were looking for deals in this neighborhood as it is a very hot market.

How did you find this deal and how did you negotiate it?

We drove around for dollars till we found one.

How did you add value to the deal?

At first we went for hard money lender however once it was all said and done we decided it would be better for us to sell the contract.

What was the outcome?

We found a end buyer whom was interested in the deal.

Lessons learned? Challenges?

There is always a way out, so long as you keep this in mind & plan for everything and keep an open mind.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The end buyer had an agent whom they were working with. We were lucky enough to have a good conversation with the agent and they agreed to our terms and we were able to close on the deal in a timely fashion. WIN WIN for all.
