BRRRR Underwriting Peer Review!

Hi BP! 

I'm eager to put an offer on this deal, but want to practice some caution with the underwriting before I jump the gun. It appears at first glance that this market simply isn't a BRRR market.

Offering $795,000 for a 3 bd 2 bth when comps are coming in at $950,000-1050000 in the LA County area. I think one of two things are taking place:

1) Rents in this area aren't strong enough.

2) I'm miscalculating some numbers.
