[Calc Review] Help me analyze this deal

This is a possible deal from a neighbor of mine. I have known him for about 20 years and he is willing to hold the mortgage for a couple of years while he continues to live in one of the units and will look for a payoff in two years when he moves into his retirement home out of state that he has already purchased earlier this year. The caveat is this: He is going to rent for two years below market value, which is fine with me as I will still cash flow about 200/mth versus 600. once rent is raised. He is willing to sell to me for 200, however I know very well it is worth 250 the day I close on the house.
