Multi-Family Development & Build Project---Deal Analysis & Advice

I have this large development project opportunity at the moment, and am looking for feedback.  The original scenario on this sheet was for investor participation in the down payment, etc.  Now, it would be full control of the project.  Owner of the land would sell and develop the ground, a trusted builder is in place with experience in these types of projects to build out, then lease...manage...sell once stabilized.  I don't think the 93% loan is achievable, and we'll most likely bring in a bridge loan as well, but curious of other's thoughts on this type of project, and the numbers.  

Any help would be appreciated.
