Options for CA Title transfer on a cash purchase to conv loan?

CALIFORNIA - My buyers will be making a cash offer on property with cash put up from investor. The investor will be allowing the buyer to make a quick offer that can close fast so they can get their offer accepted, but at the same time, that buyer will be securing a conventional financed loan in their own name which may take another 30 -60 days.

The investor would like to have Title go directly to the borrower, but at the same time have some kind of guarantee against the property for the chance the buyer defaults on acquiring the financing. This is not hard money.

What are some options for how this could this work from a title perspective?
