Investment Info:

Single-family residence buy & hold investment.

Purchase price: $62,000

Cash invested: $20,000

BRRR'd and got all cash out plus 11k, cash flows 300 per month

What made you interested in investing in this type of deal?

Great investment for starting out in the game.

How did you find this deal and how did you negotiate it?

Found on MLS, made offer and counter offered after inspection.

How did you finance this deal?

Commercial loan, banks said no due to my credit.

How did you add value to the deal?

Complete rehab, roof, floors, walls, electrical, kitchen, bathroom, and garage door.

What was the outcome?

made 11k in 25 days and still cash flows.
